Sofas > Adjustable Height

A commercial sofa is a three-seat upholstered lounge piece built on a hardwood or engineered hardwood frame, with sinuous or eight-way hand-tied spring suspension and high-density foam, rated 1.8 to 2.5 pounds per cubic foot, over the seat and back. Upholstery choice — performance fabric, vinyl, or leather — should be matched to the traffic level expected and the cleaning regimen in place. Frame, suspension, foam density, and textile should each appear on the procurement order for the unit, confirming it meets commercial rather than residential-grade construction standards.

A commercial sofa runs 72 to 96 inches in overall length, 30 to 36 inches in overall depth, with a seat height of 17 to 19 inches. Length should be checked against the lobby footprint and the occupant capacity planned for the seating zone. An 84-inch length is the most common specification in corporate lobby settings, offering a workable balance between seating capacity and floor space consumed. Facility planners should confirm the chosen length against door swing and any adjacent coffee table placement before finalizing a lobby seating plan.

Sinuous suspension uses zig-zag steel springs across the frame and represents the durable, standard commercial choice. Eight-way hand-tied suspension ties each spring in eight directions to adjacent springs, delivering executive-tier comfort and a longer service life. Sinuous suits the corporate standard tier, while eight-way hand-tied suits executive lounge and director-tier reception settings where seat comfort carries greater weight in the selection. Facility planners furnishing executive or director-tier lounges should weigh the added cost of eight-way hand-tied suspension against the expected daily use of the space.

Foam density runs 1.8 to 2.5 pounds per cubic foot for seat cushions, with 2.0 pounds representing the standard commercial tier. A 2.5-pound density suits executive lounges where seat lifespan matters most and budget allows for the upgrade. Density below 1.8 pounds is generally reserved for temporary-event or budget-tier deployments rather than daily-use commercial settings. Facility planners on a tighter budget should confirm minimum acceptable density with the manufacturer rather than defaulting below the 1.8-pound threshold. Facility planners specifying for high-traffic public lobbies should default toward the higher end of this density range for extended seat-shape retention.

Commercial sofa upholstery is rated at 100,000 or more double rubs on the Wyzenbeek abrasion test, with performance textiles reaching 250,000 to 500,000 double rubs for healthcare and high-traffic lobby settings. Performance fabric brands such as Crypton, Sunbrella, and Maharam suit healthcare and contract specifications. Vinyl and leather are evaluated separately against the facility's cleaning chemistry and sanitation requirements. Facility planners furnishing healthcare or high-traffic settings should prioritize performance textiles rated above 250,000 double rubs over standard commercial fabric. Facility planners furnishing spaces with food or beverage service nearby should weigh vinyl or leather over fabric for easier daily cleaning.

Arm styles include round (an upholstered roll arm), square (a clean track silhouette), and no-arm (suited to modular bench seating). Arm style should be matched to the lounge's overall aesthetic and to any adjacent seating already specified in the family. Track arms suit modern executive lounges, while round arms suit more traditional executive office settings. Facility planners should select arm style early in the specification process, since it affects overall sofa length and the visual pairing with adjacent seating. Facility planners should select the arm style early in specification, since it influences overall sofa length within the family lineup.

Commercial sofas ship LTL on a pallet, typically pre-assembled in a single carton, at 100 to 250 pounds depending on length and material. Field assembly is generally limited to leg attachment at the four corners. Dock dimensions and corridor clearance should be checked against carton dimensions beforehand, since the sofa often does not break down into smaller components for delivery. Facility planners should confirm elevator and hallway dimensions in multi-story buildings before delivery day, since a sofa that does not break down can be difficult to maneuver.

A commercial sofa typically belongs to a coordinated soft-seating family that includes a matching two-seat loveseat, a single-seat club chair, and in some lines an ottoman, all sharing frame, leg, foam, and textile specifications. Ordering the full family together on a single procurement order maintains visual continuity across the three seating sizes and avoids subtle finish mismatches that can result from separate, later orders. Facility planners should confirm lead times across all three pieces before committing to a delivery date for the full lounge zone.

Commercial sofas tested to BIFMA X5.4 lounge testing standards carry a warranty of 10 to 15 years, well beyond the 1 to 3 years typical of consumer-tier sofas, and we offer a Free Lifetime Warranty unless specifically noted. Coverage extends to the frame, the spring suspension, the foam, and the upholstery seam stitching, though upholstery wear itself is generally covered under shorter terms than the structural components. Facility planners should confirm which components carry the full structural term versus the shorter upholstery-specific coverage before finalizing a purchase.

A clear floor space of 30 by 48 inches adjacent to the sofa allows a wheelchair user to park alongside, with a 36-inch accessible path approaching the lounge zone. The sofa itself requires no ADA modification, since seat height at 17 to 19 inches falls within an accessible range; the surrounding clear floor and accessible path carry the compliance requirement. This positioning should be noted in the facility's floor plan. Facility planners should periodically confirm this clear floor space and accessible path remain open as other lounge furniture is added or rearranged.
